EAST PASADENA, Los Angeles County — Property owners who want to understand the county’s zoning updates can review digital maps rather than guess from neighboring properties.
The LA County Department of Regional Planning offers West San Gabriel Valley Area Plan map viewers, including a property lookup that allows residents to search by street address or assessor’s parcel number. The mapping tools accompany the county’s adopted 2025 area plan and document changes that were originally proposed during public review.
Which map should you trust?
Some linked PDFs are explicitly labeled as archived 2024 draft maps and are useful for historical comparison, not as a substitute for current zoning records. Residents should check the live land-use and zoning layers, relevant code sections and any subsequent amendments before making an investment decision.
Maps are especially useful for evaluating whether a lot is inside an unincorporated area, on a boundary with the city of Pasadena, or subject to special development standards. County staff can clarify any discrepancy between a map display and adopted legal requirements.
